Seventeen communities between bay, slope and tableland
Thornbury and Clarksburg, Georgian Bay shoreline, the resort village, Escarpment slopes and rural hamlets—organized by authority, servicing and operating form.
How should buyers divide The Blue Mountains?
Use four property contexts: established bay towns and shoreline; resort and lower-mountain condominiums; Escarpment slope communities where NEC review may matter; and rural valleys or tableland where wells, septic, access and protected landscape become central.
The Town's Official Plan uses separate schedules for Thornbury and Clarksburg, Lora Bay, Camperdown, Craigleith and Swiss Meadows, the Blue Mountain Village Area and Castle Glen. Those are planning geographies, not interchangeable lifestyle labels.
The Niagara Escarpment Plan and Area of Development Control cover substantial parts of the municipality. The NEC states that most development or changes in land use inside development control require its permit, and municipal approvals may still follow.
Along Georgian Bay and the Beaver River system, flood, erosion, wave uprush, valley and wetland questions can engage conservation-authority review. In resort settings, condominium, STA and management documents can matter more immediately than broad zoning.
