Buying

Shoreline and waterfront diligence

Survey, hazard and permission at Georgian Bay

The short version

A Georgian Bay purchase needs a current title and survey, legal boundary interpretation, public road-allowance review, conservation mapping, flood and wave-uprush evidence, erosion assessment, shore-work permits, access and insurance before the view is priced as waterfront utility.

Define the legal shore

Ask the surveyor and lawyer how title relates to the water and any shore road allowance. Confirm encroachments, stairs, paths, neighbour use and public access.

Today's water edge is not a fixed legal boundary or a safe construction setback.

Read hazard and structure together

Use current GSCA and Town mapping for flood, wave uprush, erosion, bank and wetland context, then obtain professional site evidence where needed.

Inspect foundations, crawlspaces, shoreline structures, drainage and ice exposure. Confirm whether prior work was permitted.

Treat docks and armour as regulated work

Identify ownership, permit and maintenance responsibility for docks, retaining, armour, stairs and fill. Existing presence does not prove replacement rights.

Obtain current insurance terms for waterfront exposure and intended seasonal vacancy.
