Resolve the Blue Mountain property file before buyers ask

A complete file turns shoreline, Escarpment, condominium, rental and servicing complexity into evidence rather than discount.

What should a seller prepare first?

Reconcile title, survey, planning, permits and lawful use to the physical property, then assemble the specialized shoreline, NEC, condominium, STA, service, access, building and insurance records.

Find the mismatch first

Compare structures, suites, decks, shore work, pools, retaining and outbuildings to survey, permits and occupancy. Resolve what can be cured and disclose what cannot.

A documented issue can be evaluated; an unexplained difference expands uncertainty.

Prepare by property type

Waterfront needs boundary, hazard and shore-permit evidence. Escarpment acreage needs NEC, access, well and septic files. Condominium needs a current status package and capital history. STA property needs current zoning, licence and management records.

New construction needs builder, warranty, grading, service and completion evidence.

Make the operating history legible

Organize roof, enclosure, heat, drainage, well, septic, road, snow, shoreline, condominium and management work by date and provider.

For seasonal property, document monitoring, vacancy response and insurance without promising future performance.

Use market evidence narrowly

Separate town, shore, resort, slope and rural property; condominium from freehold; lawful rental from personal use; effectively renewed from cosmetically updated.

When comparable evidence is thin, state the limitation and explain adjustments.
