Short-term accommodation check
Zoning and licence before booking history
The short version
Verify current Town zoning and exception-area status, licence requirements, fire and parking compliance, condominium permission, management agreements, insurance and the four-percent Municipal Accommodation Tax. Past operation does not transfer legal permission automatically.
Prove location eligibility
Use the legal parcel in the current Town zoning and STA mapping. New STA policy has focused eligibility within an established Exception Area, and program amendments continue.
Ask the Town what the purchaser must apply for and whether any existing licence survives a change of ownership.
Layer private rules
Read condominium declarations, bylaws, rules and any resort or rental-management agreement. Public permission cannot override a private prohibition.
Confirm occupancy, parking, responsible person, noise, waste, fire and property standards for the actual unit.
Model tax and net operation
The Town's four-percent MAT applies to transient stays under 30 days from 6 January 2025. Determine who registers, collects and remits when a manager or resort program is involved.
Use actual statements and complete expenses; do not treat gross booking history as transferable net income.
