Buying
Buying in The Blue Mountains
The bay-to-brow purchase sequence
The short version
Identify the legal parcel, intended use and planning context first. Then prove title and access, Town and NEC permissions, conservation hazards, services, condominium or rental rules, building condition, insurance and financing before treating lifestyle proximity as value.
Define the asset and plan
Obtain title, parcel identifier, survey or reference plan, tax bill and every registered easement or covenant. Write the intended residence, seasonal, rental, renovation or development use beside the records that permit it.
Confirm the Town Official Plan schedule and zoning, then check Niagara Escarpment and conservation layers independently.
Prove water, access and governance
Identify municipal water and wastewater connection or private well and septic, stormwater route, shoreline or valley hazards, road jurisdiction and winter-maintenance responsibility.
For condominium or planned-community property, read the status certificate, declaration, rules, reserve fund, shared facilities and every resort or management agreement.
Inspect the building in its landscape
Match permits to additions, bedrooms, decks, pools, docks, retaining and accessory buildings. Inspect roof, enclosure, drainage, foundation, shoreline, slope and snow systems with relevant specialists.
Obtain current insurance terms for the exact use and hazard context before conditions expire.
Close the complete operation
Refresh title, condominium and permit information; confirm service accounts, rental licence status, taxes, financing and insurance; and document included furnishings or equipment.
Transfer keys, fobs, parking, utility accounts, local contacts, monitoring and maintenance contracts before possession.
