Short-term accommodation reality

A licensed use, not a house feature

The short version

The Town defines stays under 30 days as short-term accommodation. Operation needs zoning eligibility and a current Town licence, and may also need condominium and contractual permission, insurance, safety compliance and four-percent MAT handling.

Location controls eligibility

Use the Town's current zoning and STA mapping for the legal parcel. The Town's Official Plan changes have focused new STA uses within an established Exception Area.

A neighbouring licence or past listing does not prove the subject can obtain or retain one.

Licensing is an operating system

Review responsible-person, occupancy, parking, fire, property-standards, noise, garbage and enforcement requirements under the current bylaw.

Confirm what changes on sale and what the purchaser must apply for before advertising or accepting stays.

Tax and management remain

The Town's four-percent Municipal Accommodation Tax began 6 January 2025 for stays under 30 days. Determine whether the owner or a qualified manager registers, collects and remits.

Model management, cleaning, utilities, condominium, insurance, repairs, tax and capital before discussing net return.
