Summer and shoulder seasons

The property after the snow leaves

The short version

Summer reveals site drainage, retaining, shoreline, vegetation and construction that winter can hide. Shoulder seasons reveal whether the local business, maintenance and household routine supports the intended use all year.

Use bare ground as evidence

Inspect grading, foundation drainage, retaining, road edges, septic areas, creeks and shoreline. Compare finished work with permits and approved stormwater plans.

Snowmelt history, spring photographs and conservation records remain useful during a dry showing.

Bay weather has its own exposure

Wind, wave action, ice, bluff or bank erosion and water-level variation differ from mountain snow risk.

Inspect docks, stairs, armour, shore vegetation and structures through title, survey and conservation permission.

Measure the off-peak week

Check restaurant, recreation, shuttle and property-management schedules. Test trades, healthcare and regional travel outside holiday periods.

For permanent residence, the quiet season is evidence of fit rather than a temporary gap to ignore.
