Offer, costs and closing
Conditions and a complete Ontario ledger
The short version
Write conditions around title, planning, NEC, conservation, condominium, STA, inspection, services, financing and insurance. Then calculate Ontario land transfer tax and property-specific legal, inspection, adjustment and operating costs from current records.
Match the conditions to the asset
A Village commercial resort unit, Thornbury heritage house, Craigleith shore home and Escarpment acreage need different evidence and review periods.
Name the authority, document and acceptable result; allow enough time for public and private responses.
Build the closing ledger
Use the provincial land transfer tax framework and obtain advice on NRST, HST, rebates and ownership structure. Add legal, title insurance, lender, survey, inspection and specialist costs.
Reconcile condominium, utility, tax, rental, furnishings and maintenance adjustments to the agreement.
Refresh and take control
Update title, status certificate and time-sensitive authority responses before closing. Confirm insurance, financing, vacant possession or bookings, and outstanding orders or permits.
Transfer keys, fobs, parking, accounts, licences where allowed, monitoring, local contacts and snow or property-management contracts.
