Community and services
Condominium and resort governance
The community can be a corporation, an association and a manager
The short version
A resort property can sit inside an ordinary condominium, common-element corporation, commercial resort structure, village association and rental-management agreement at once. Map every entity, fee, vote and obligation.
Read the registered foundation
Review declaration, description, bylaws, rules, status certificate, shared-facility agreements and exclusive-use rights. Confirm parking, lockers, decks, roofs and amenities from records.
Architectural similarity does not mean two phases share a corporation or cost allocation.
Follow the money
Compare budgets, reserve fund studies, financial statements, insurance, contracts and planned projects. Track who pays for roads, pools, shuttles, landscaping, snow and commercial services.
A low common expense can reflect limited services, owner-paid work or deferred capital.
Operation and occupancy are governed
Pets, renovations, parking, noise, rentals, guest use and long-term occupancy can be constrained privately even where public zoning is permissive.
Obtain all management and rental documents and determine what transfers at closing.
