Shoreline, rivers and drainage

The bay and slope send water through the same municipality

The short version

Map Georgian Bay flood, wave uprush and erosion, river or valley hazards, wetlands, stormwater and private drainage together. A municipal pipe or seawall does not remove parcel-level conservation and building questions.

Shoreline hazard is wider than the water line

The Official Plan describes the flood-prone area using the 100-year flood line plus wave uprush and other water-related hazards, while erosion assessment includes stable slope and an erosion allowance.

Use current conservation mapping, survey and professional evidence rather than measuring from today's visible water edge.

Slope water reaches lower property

Snowmelt and storms move through creeks, ditches, culverts, subdivisions and shore outlets. Inspect uphill contributions, retaining drains, sump discharge and easements.

The Town's master drainage work is planning future solutions; it does not prove the subject parcel's system is complete.

Alterations need permission

Shore protection, fill, grade changes, culverts, creek work and structures can require conservation, Town and other approvals.

Existing work should be reconciled to permits, design and maintenance responsibility before a buyer assumes it can be repeated.
