Water, wastewater and private systems

Connection, capacity and rural independence

The short version

Confirm whether the parcel is connected, can connect, has allocated capacity or relies on private systems. The Town operates water infrastructure plus Thornbury and Craigleith wastewater plants, but service status remains parcel-specific.

Frontage is not a connection

Obtain Town confirmation of water and sewer service, account status, allocation, connection charges and private laterals. Planned capacity or nearby mains do not establish an existing right to connect.

For development, confirm the stage of capacity allocation and every condition tied to approval.

The two wastewater systems behave differently

The Town operates treatment at Thornbury and Craigleith with multiple pumping stations and infrastructure projects. Identify which service area and pumping path apply.

Review easements, backflow, sump, storm cross-connections and private-side repair history.

Rural systems need their own evidence

For wells, verify construction, yield, quality, treatment and source protection. For septic, verify permit, size, location, maintenance and capacity for actual occupancy.

A renovated bedroom count or planned rental use can exceed the system the records support.
