Construction, heritage and karst
A permit file shaped by stone, slope and older fabric
The short version
Confirm Town building and zoning approvals, NEC development control, conservation permits, heritage status, services and site studies before design. Escarpment karst, grade and winter logistics can change foundations, wells, septic and cost.
The permit sequence matters
Where NEC development control applies, municipal permits may follow an NEC decision. Conservation, zoning, site plan, building, servicing and private design approvals remain distinct.
Ask each authority what must precede the next and which conditions survive after construction.
Karst and shallow bedrock need evidence
The NEC identifies known and potential karst as a concern that can require hydrogeological and geotechnical work for foundations, wells and septic.
Do not generalize geology from a neighbouring excavation. Use site-specific investigation and approved design.
Older buildings need compatible work
Thornbury and Clarksburg contain older masonry, wood and additions whose moisture behaviour can be damaged by hard repointing or poorly detailed insulation.
Review heritage status, permits, structural work and material compatibility before a cosmetic renovation plan.
